Property tax is paid to the Thane Municipal Corporation

The Thane Municipal Corporation levies property tax in the city and runs its own online property tax portals, where a bill can be paid and the receipt downloaded. A society that collects property tax through its maintenance bill should keep each flat's municipal property number and the corporation's receipt with its records, so the pass-through can be shown to members and to the auditor.

Redevelopment under the UDCPR, including Thane's own clauses

Thane follows the Unified Development Control and Promotion Regulations (UDCPR), which apply across Maharashtra except Greater Mumbai and a few special areas. Regulation 7.6.1 allows a co-operative housing society building that is dangerous, dilapidated or more than 30 years old to be redeveloped with its existing authorised FSI plus an incentive of 30% of the existing built-up area or 15 sq m per tenement, whichever is more, and with a minimum carpet area of 27.87 sq m for small flats. Regulation 10.2 adds provisions specific to the Thane Municipal Corporation area, including 10.2.10 on old dilapidated and dangerous buildings. The society's internal process still follows the section 79A directive.

Cluster redevelopment (Urban Renewal Scheme) and slum areas

UDCPR regulation 14.8 provides for an Urban Renewal Scheme: redevelopment of a cluster of buildings over at least 10,000 sq m in a non-congested area or 4,000 sq m in a congested area. Thane is implementing it with MAHAPREIT, a state government undertaking; the corporation and MAHAPREIT signed an agreement on 2 August 2023. MAHAPREIT's tender documents record 49 urban renewal pockets of about 1,650 hectares, 15 of them (about 500 hectares) prioritised, with 32 hectares at Kisan Nagar (URP-12) under development. A society inside a notified pocket should check the pocket plan before starting a building-by-building redevelopment. Slum areas in Thane come under the Mumbai Metropolitan Region Slum Rehabilitation Authority, set up on 8 September 2020.

The Thane registrar and the fire brigade

Housing societies in Thane district are supervised by the District Deputy Registrar, Co-operative Societies, Thane, in the Konkan division, with Deputy and Assistant Registrars at taluka level; registration is a notified public service to be completed within 60 days. For fire safety, the Maharashtra Fire Prevention and Life Safety Measures Act requires the society to give the Chief Fire Officer a licensed agency's certificate (Form B) every January and July; in Thane that is the corporation's fire brigade, headed by its Chief Fire Officer.
