A co-operative housing society is a small statutory body. The Act, the Rules and the bye-laws tell its committee what to keep, what to send, and by when — registers, minutes, accounts, an audit, an annual general meeting, returns to the Registrar. Most societies keep that record on paper, in Excel, or in a consultant’s office, and discover a gap only when a member complains to the Registrar or the auditor writes an objection.

Software for societies grew up around the gate and the payment. It is good at both. SocietyAxis starts from the other end: the society’s statutory record — with billing, accounts and the gate built in, so that a committee needs one product and can answer the Registrar, the auditor and any member from the same screen.

Why now

  • The MCS (Amendment) Rules 2026 were notified on 18 June 2026. They cap interest on arrears at 12 %, raise the committee’s spending limits, change how charges are apportioned and require co-operative education and training.
  • The Model Bye-laws 2026 have been published in draft; objections closed on 27 August 2026. Once notified, every society adopts them — the numbers, clocks and registers change.
  • The Digital Personal Data Protection Rules 2025 make every society a data fiduciary for its members’, tenants’, staff and visitors’ data, with duties from 13 May 2027.

Maharashtra has about 1.27 lakh housing societies. SocietyAxis starts there, with the law that is most prescriptive and is changing now, and will add other states as rule profiles later.

What we hold ourselves to

  1. No number without its source. Every rate, limit and deadline in SocietyAxis lives in a regime profile with the section, rule or bye-law it comes from. Draft numbers are marked draft until they are notified.
  2. The record is never rewritten. Registers, journal entries, minutes and proofs of service are append-only; corrections are new entries that point at the old one.
  3. Done means evidenced. An obligation is closed only when its artefact is attached.
  4. Two languages. Every member-facing document is in English and Marathi.
  5. The committee stays accountable. Accountants and consultants can work in SocietyAxis; office-bearers still sign.
