In Pune, the housing society often has a direct part to play in its members' property tax: the Pune Municipal Corporation accepts the society's no-objection letter as proof for the 40% self-occupied concession and asks for it before changing the name after a sale or death. Redevelopment follows the state's unified regulations, and societies are supervised by the District Deputy Registrar, Pune City. Each point below links the official source.

PMC property tax and the 40% concession

The Pune Municipal Corporation levies property tax (मिळकत कर) and runs an online portal for payment, tax bills, no-dues certificates, self-assessment and title transfer. One residential property that the owner uses for his or her own residence gets a 40% concession on the taxable amount; the owner applies on form PT-3, and a no-objection letter from the society confirming self-use is one of the proofs accepted (any two proofs are needed). Tax is due in two halves: if the first half is not paid by 30 June or the second by 31 December, the corporation charges a penalty of 2% a month.

The society's NOC in PMC transfers

When a flat is sold, the PMC asks for the ownership documents, the society's no-objection certificate and a receipt showing tax paid to the end of the current year before it changes the name in its records. For a transfer by inheritance it asks for the death certificate, proof of heirship, and the society's no-objection certificate or a copy of the share-transfer certificate. A society that records nominations and share transfers promptly saves its members a second round of paperwork at the corporation.

Redevelopment under the UDCPR

Pune follows the Unified Development Control and Promotion Regulations, with Pune-specific provisions in regulation 10.1. Under regulation 7.6.1 a co-operative housing society building that is dangerous, dilapidated or more than 30 years old can be redeveloped with its existing authorised FSI plus an incentive of 30% of the existing built-up area or 15 sq m per tenement, whichever is more; flats smaller than 27.87 sq m carpet are brought up to that size, and the incentive applies only when the existing members are re-accommodated. The society's process follows the section 79A directive.

The Pune City registrar and fire safety

The Co-operation Commissioner's official list shows a District Deputy Registrar for Pune City, separate from Pune Rural, under the Divisional Joint Registrar, Pune; Deputy and Assistant Registrars work at taluka level below them. The Co-operation Commissioner's own head office is also in Pune. For fire safety, section 3(3) of the Maharashtra Fire Prevention and Life Safety Measures Act requires the society to give the Chief Fire Officer a licensed agency's Form B every January and July, now digitally signed by the agency.
