A Mumbai society deals with more authorities than most: the Brihanmumbai Municipal Corporation for property tax and fire safety, MHADA or the Slum Rehabilitation Authority if the building stands on their land, a separate set of development rules (DCPR 2034) when the members think about redevelopment, and one of the four District Deputy Registrars for the city. Here is what applies, with the official source for each point.
Property tax is billed by the BMC
Property tax in Mumbai is assessed and collected by the BMC's Assessment and Collection department. The BMC property tax portal lets a society or owner pay online, download a no-dues or payment certificate, apply for a change of owner, and apply to split a building's assessment into flat-wise accounts. Under Maharashtra Act 25 of 2022, residential units of 500 sq ft carpet area or less in Mumbai are exempt from all components of property tax from 1 January 2022, which changes how much property tax a society needs to recover from those flats in its maintenance bill.

Redevelopment runs under DCPR 2034, not the UDCPR
Greater Mumbai is excluded from the state's unified regulations and has its own Development Control and Promotion Regulations 2034. Which regulation applies depends on the building: 33(5) for MHADA housing schemes, 33(7) for cessed buildings in the Island City, 33(7)(A) for dilapidated tenanted buildings, 33(7)(B) for additional FSI on redevelopment of existing housing societies, 33(9) for cluster development and 33(10) for slum rehabilitation. Old cessed buildings (category A, built before September 1940; B, 1940 to 1950; C, from 1951) are repaired and reconstructed through MHADA's Mumbai Building Repairs and Reconstruction Board. The society's own process (requisition, special general meeting, tenders) still follows the Co-operation Department's section 79A directive.

MHADA and SRA societies, and the Mumbai registrars
Societies in MHADA layouts deal with the MHADA board as well as the registrar: conveyance to the society is under regulation 21 of MHADA's 1982 estate management regulations, and a transfer of a MHADA tenement is applied for to the board's Estate Manager with a no-objection letter from the society. Slum rehabilitation buildings come under the Slum Rehabilitation Authority, Brihanmumbai. For registration, the state's Right to Services list names ward Deputy and Assistant Registrars and the registrar offices attached to SRA, MHADA and MMRDA as the officers who register societies, within 60 days. Across the city, supervision sits with four District Deputy Registrars (Mumbai City 1 to 4) under the Divisional Joint Registrar, Mumbai; the Co-operation Commissioner's official list names them.

Form B goes to the Mumbai Fire Brigade in January and July
Section 3(3) of the Maharashtra Fire Prevention and Life Safety Measures Act 2006 requires the owner or occupier, which for a society building means the society, to give the Chief Fire Officer a certificate from a licensed agency twice a year, in January and July, that the fire systems are maintained. The Maharashtra Fire Service has clarified that the July Form B covers January to June and the January Form B covers July to December of the previous year, and since 2022 agencies must sign Form B digitally. The BMC's portal has a Fire Act Form B online submission page with the format and the list of licensed agencies.
