Redevelopment of old buildings under the UDCPR
The Unified Development Control and Promotion Regulations apply to the Kalyan-Dombivli corporation area; Greater Mumbai and a few special areas are the only exclusions. Under regulation 7.6.1 a society building that is dangerous, dilapidated or more than 30 years old can be redeveloped with its existing authorised FSI plus an incentive of 30% of the existing built-up area or 15 sq m per tenement, whichever is more, and small flats get at least 27.87 sq m carpet. Regulation 14.8 allows an Urban Renewal Scheme for clusters of at least 10,000 sq m (4,000 sq m in congested areas). The society's decision-making still follows the section 79A directive: requisition, a special general meeting and competitive tenders.

Slum rehabilitation and fire safety
Since 8 September 2020 the Mumbai Metropolitan Region Slum Rehabilitation Authority is the planning authority for slum areas in eight corporations, Kalyan-Dombivli among them. For fire safety, section 3(3) of the Maharashtra Fire Prevention and Life Safety Measures Act 2006 requires the society to give the Chief Fire Officer a licensed agency's certificate (Form B) every January and July. The July certificate covers January to June and the January one covers July to December of the previous year, and it must carry the agency's digital signature.
